WAVE OF FORECLOSURES IN SARASOTA!

The wave of foreclosure filings that real estate experts had been anticipating all year began in a big way in July.  Total filings in the three-county region jumped to 3,349 during July, a 40 percent increase from a month earlier and a 10.6 percent increase from July 2009.  Charlotte County led the way with a 61 percent leap, while both Manatee and Sarasota counties saw their increases of more than 26 percent, data released by California's RealtyTrac Inc. shows.

Real estate analysts expect the number to keep growing in the months ahead because of two factors:

  • A new wave of adjustable-rate mortgages resetting to higher interest rates.
  • Banks feeling more comfortable about releasing supplies of unprocessed foreclosures because of increased demand and stable prices.

"The first wave of foreclosures were mainly subprime loans with two-year triggers that began resetting in 2008," said Tony Polito, Tampa Bay market director for Metrostudy, a national real estate data company. "The new wave is made of more traditional mortgages with five-year triggers that are starting to reset right now."

That said, the increase might be coming at a good time, Polito said.  "Instead of flooding an already saturated market with more foreclosures, banks have been waiting to move ahead until the market improved," Polito said. "Well, the market has improved. Sales activity has risen for nearly 18 months. The median price has been up over the past seven months and inventory levels are no longer in the 18- to 24-month range. They are down to a more typical range of six to nine months."

The foreclosure wave is likely to push down prices in the short term, but they will likely stabilize by the first quarter of 2011, Huhn said.
