Property Sales in the Sarasota Real Estate Market are up 8.2% for 2011

For the entire year of 2011, property sales of members of the Sarasota Association of Realtors jumped by 8.2% to 8,224, achieving the highest level since 2005. The surge in sales was accompanied by stabilization in the median sale prices, which now stand at $155,925 for single family homes and $156,800 for condos over the full year, and have not fluctuated much for the past 12 months.
Once, again, the market has demonstrated that Sarasota is a destination of choice for many homebuyers. For the overall year of 2011, the resurgence in sales was dramatic, and represents a 44% increase over the low point of the downturn in 2008, when only 5,820 properties sold.

November 2011 property transactions in the Sarasota real estate market totaled 602, up 12.7% over last November. The total also exceeded the October 2011 sales figure of 577. The market has remained strong and stable as the winter season gets into full swing, reflecting continued confidence in Sarasota as a destination location.
According to a report from Barbara Corcoran, real estate expert on the Today Show, Sarasota was one of the top recovering markets in the nation. Corcoran said Sarasota is a "beautiful beachfront community" that offers residents and visitors "a sophisticated, urban cultural experience" that is propelling sales and prices in 2011.

Pending Home Sales Jump 6% in the Sarasota Real Estate Market in October 2011

The number of Americans who signed contracts to buy homes jumped in October to the highest level in a year. The gain follows three months of declines so is not enough to signal a housing recovery.
The National Association of Realtors said Wednesday its index of sales agreements rose 10.4% last month to a reading of 93.3.
Pending sales in Sarasota and Manatee counties totaled 1,207 in October, up 6% from a year ago and 4.4% from September.

October 2011 Home Sales Surge, Prices Plunge in Sarasota

Homes sales spiked by double digits in the Sarasota real estate market last month, but rising inventories of bank-owned properties pushed prices to near their Great Recession lows.
In the Sarasota real estate market, October's median sales price of $137,100 was only $800 above the low set in January. The price was a 13% drop from September and a 3% drop from a year ago.
The figures lend credence to arguments by some market observers that even in Southwest Florida, where a cadre of hungry investors have been snapping up just about every home available in the under-$200,000 price range, there is still room for prices to fall.

Sarasota Condo Sales Up, Prices Drop in October 2011

Condo sales rose 10% in October, with 254 units changing hands in the Sarasota real estate market; prices dropped 7% from a year ago and 1.5% from September. The median sales price was $119,100, according to data released this week by the trade group Florida Realtors.
Realtors say that banks are finally releasing some of the distressed properties they have accumulated in the last year but had to hold on to as they sorted out problems with faulty paperwork. That has boosted distressed inventories and pushed prices lower despite relatively brisk sales.
